Construction Specification:

Foundations: 300mm thick concrete raft, reinforced as per structural engineer design.

External Wall Construction: Insulated Concrete Formwork (ICF) comprising 95mm external insulation, concrete filled 160mm void and 45 mm inner insulation. 225 mm ‘dry built’ natural stone walling tied back to ICF structure. Inner Wall Construction: Loadbearing walls are insulated concrete formwork (ICF) comprising a concrete filled 160mm void sandwiched between 45mm insulation on either side. Non loadbearing are 100mm timber studwork (300mm centres) with 100mm Rockwool Insulation.

First Floor Hollow Core Insulated Concrete Formwork with 150mm mesh and bar reinforced concrete slab. 12.5mm plasterboard slab fixed to 50X50mm battens fixed to underside of suspended concrete slab.

Roof Construction: Steel purlins as per structural engineer design supported on external gable concrete walls and internal concrete load bearing walls. Comprising insulated structural panels – (high density expanded polystyrene with an integrated metal reinforcement). Each panel runs from eves to ridge supported on the steel purlins. Panels are 580mm wide and 230mm deep and tongued and grooved together. Natural slate finish with copper ridge, valleys and fascia. The soffit is formed in tongue and grooved cedar raked to the roof pitch and scribed to the stone finish. Guttering and downpipes are copper.

Windows and Doors: Windows and external doors are all by Marvin. They are an Aluclad system with an aluminium external finish and natural pine internal finish. They are an American manufactured, double glazed system of the highest quality.

Heating and Ventilation System: Multi zoned underfloor heating has been provided throughout all living accommodation areas. The designed heat source is an air to water heat pump to provide both space heating and water heating. This is supplemented by a framework to support 128 evacuated tubes providing solar gain input. Both residential units have been plumbed and wired for heat recovery and ventilation systems.
